So, for those who know Hide and Seek, (The Lore gameplay of Hello Neighbor) I guess you all know what this is already.

If you don't, then spoiler beware, Cuz I'm definitely gonna fill this up to the brim with a ton of spoilers.

(SPOILER WARNING!)

Basically Hide and Seek happens before the events of Hello Neighbor (Actual game). It tells us what happened before.

and before, Theodore Peterson (The Neighbor) was a family man. He had a wife (Diane Peterson), a daughter (Mya Peterson) and a son (Aaron Peterson) who likes to tinker with his best friend Nicky Roth (The Player) for pranking the other neighbors.

One day, while Mr. Peterson and his wife were out (buying groceries, I think?), Mya and Aaron were trying to pass the time by playing Hide and Seek (Thus the name of the game). After playing the game, Their dad returned hom, only to bring a bad news. The mother died because there was a car crash (Which you can see in the actual game of Hello Neighbor) and she didn't make it. Depressed, the whole family started to change, mostly Aaron, who couldn't accept that their mother was gone. He was starting to get abusive to his sister, Mya, who only wanted to cheer him up.

After a game of Hide and Seek, Aaron then leads Mya unto the top of their house's roof using the doll, in which he accidentally pushes his sister off of it with rage, ending the game.

My theory about Hello Neighbor:

Mr. Peterson is insane in the actually Hello Neighbor game, because of his wife and daughter's death, which had seem to happen at only a few days apart. Afraid to lose his son (presumably might be taken to custody once the cops find out, I guess? or something else), he locks him up the basement. He couldn't accept that his daughter was dead, so he puts up "missing" posters, that says both the son and daughter were missing. 10-12 year old Nicky is now curious why, and happens to hear screams coming from Mr. Peterson's house.

And triggering the whole game and lore.
