I just want you to know that actually your file can't be used if the extension is PSD. Just directly rename PSD into PAT. And it works!!!
I didn't use it for commercial. I am just a beginner

Ah. Well, they were made with photoshop 7, so im not sure if they are compatible? Sorry if not, i cant convert them. I know how to convert brushes but not patterns
