Description Continuing adventures of House 337, WIP.

Exterior styling influenced by American shingle style homes, with a bit of English Tudor/cottage. Imagined as a grand estate home on steeply sloping mountain lot, with significant views towards the rear. Informal floor plan layout with an interesting semicircular reading nook/sunroom. Master ste. and two bedrooms on second floor, with a raised room over the living area to create a high ceiling at 11-12', but no vaults on the first floor. Provisions for walk-out basement with additional space.

3D model is quite complex and time-consuming due to the extensive front porch, rear decks, and large garage, as well as complicated sloping lot, not easily seen on this particular view.

I love the floorplan. You mention that you imagine and extensive mountain view out the back, however, all the main living areas don't look out to the beautiful view. Only the kitchen, dining room and laundry room. In most cases people will want their living room area with large windows to the beautiful view.

That's true. As I finished the 3D model I figured that this is one of the plans where I put the informal dining in back and the great room becomes more of a late night teevee room. That's how we use our main living area, shades drawn, only for teevee at night.

Draftsmen and architects tend to keep bedrooms away from the garage let alone on top of them.

Even sound proofing like cork or even solid cement or bluestone work have trouble making up for the sound polution of a garage.

Rumpus/Trophy rooms go well on top of garages.

Architects, not draftsmen! Draftsmen copy! Yes, I absolutely agree, and never put a master suite above the garage because of garage door noise and vibration. In this particular design I broke that rule and assumed that maybe two teenagers would be living in the rooms above the garage, more private from rest of house, and not suitable for young children. I sacrificed the big room 5 steps up from second floor, above the living area, to be flex space, but it could easily be a one bedroom/bath/closet combo. Also, keep in mind, with a walk-out basement, I have opportunity to do at least two bedrooms in the basement. WIP which is why the rooms over garage are not quite there yet!

Closest I've ever found to my dream house. The reading nook is gorgeous-- especially like the cellar/basement entrance underneath. All the different styled windows, varying sloping sections of the roof, extension of the chimney, and the sweeping porch-- such a beautiful house with so much character.

God, I absolutely love this. I love the bones the most--and the reading room attached to the living area. And I LOVE the "Old Mill" look of the house. The details kick some serious ass. I mean, if I bought it it would have some layout changes a little bit (I would probably switch places where the kitchen and the dining room is just to have more of a lookout when entertaining, for example) , but I am just in love with this design. So, so handsome. Thanks so much for sharing it!

The frame (I call the frame 'the bones') and the details rock. Great spaces. There's a couple of things I'd change if it was my place--spaces I'd move around, for livability and comfort. Really Mikey-Mouse-small stuff, though. Like the master bathroom upstairs is a great size, I would just switch around the vanity/sink area with the toilet there, and block that off into a little room of it's own--or else you have to go past that whole thing to get to the vanity, so if there's a couple there there's no privacy to just check your makeup or something if someone's doing their business or taking a bath. And you have what seems to be an oversized bath area built in there, so it's meant for someone to soak in it for a longer period of time than usual, which they can't do because they'd be taking up the whole master bathroom at the moment. Right now you have it opening up to the most private area of the bathroom, while the vanity area is more of a 'public zone' for a couple, if that makes sense?

Also, I would switch the kitchen and the dining room. That way there'd be more of a flow between the living area and those awesome balconies. It's a formal dining room apparently, won't be used day-to-day, and even if it is, guests do tend to huddle around the living room, kitchens, and porches. Right now the formal dining room b/w the cool balcony and the awesome living room is sort of disrupting that. It would make sense to me to switch them, since the kitchen and formal dining room is of comparable size with each other.

LOVE how you have to go through the closet to get into the master bathroom. That is so, so smart. It makes it more like a real dressing area, and I think it's a classy idea. And the reading nook and how it flows to the living room downstairs? OMG. I've looked at hundreds of house plans and I've never seen it done so well. I wish so much of the second floor wasn't erased out, it's hard to see. I can't really read the writing on the side so I couldn't see the details in the plans, or even the square feet, but I love the position of everything--just not the positioning those two areas (master bath and diningroom/kitchen). Except for that, this house plan is just sexy as hell. The beams, the wood details on both the inside and outside, and that cottage chimney... Yum! Thanks so much again for sharing!

The "erased" second floor of garage is coming, be patient and check for this file to be updated. The master suit bathroom COULD use a bit re-arrangement, I based the plan as much on the window situation on the original design sketch for the front as anything. An "Open" toilet stall works for some couples, not others. Easy to change. I often assume bathrooms and kitchens will get some minor re-arrangement. The kitchen must stay where it is however, it should be as close to the garage for carrying groceries, and when you have just one dining table I would not consider it formal, since it is the only table. As a continuation of space from the living area, it's more like a medieval English hall table. Formal dining is isolated. Kitchens use up wall space for cabinets, so a kitchen there wouldn't work with all the windows and an open wall to the living zone. The reading nook will be fantastic because it has an open heavy timber frame above and lots of windows! Hopefully facing roughly South.

You know when sometimes you hear people talk about their childhood...They tell you their memories.Fishing parties with their fathers,the wood they used to visit,the old house they was living in.And you,well,if you hadn't do anything of that,you can only listen and feel something's missing.

And houses,why are they so important in this?Well,people pass,stone stays like memories.I would like to remember a house like this.
